The sale process requires you and all other title holders to sign a Form A transfer and some declarations. The Form A is the official form that is presented at the Land Title and Survey Authority Office by your Buyer’s Solicitor authorizing the transfer of your property on the Completion.   Upon its registration, title officially changes hands.

We have two convenient locations at which we can schedule your appointment to sign documents; one in Richmond and one in Vancouver. During this appointment, we will also present you with a Statement of Adjustments.  This statement will show adjustments to be made for realtor commissions,  property taxes, utilities and strata management fees.  It also lets you know what the purchaser’s solicitor will be sending to us as sale proceeds after considering all adjustments. 

After the Purchaser’s solicitor registers the transfer, we will arrange to pickup the sale proceeds and first payout any mortgages and  financial charges on title, other accounts  and discharge fees. After deducting our fees, we will pay you any balance of funds and provide you with a report.  You ( in the case of a private deal) or your realtor must relinquish the keys to the new owner on the Possession date.

As a Vendor, you should be ready to assume the following closing costs:

· Legal fees and taxes

· Courier and other office disbursements

· Land Title & Survey Authority Fees

· Discharge Fees for each financial charge

· Realtor Commissions

· Any costs you have agreed to in your Contract for Purchase and Sale

· Balance of mortgage (if the sale proceeds are less than your mortgage payout amount)

· Capital Gains Tax on any profits from the sale of a non-principal residence (please discuss with your accountant)
